What is required to rent your space?
You will need to have:
• A signed contract
• Paid the venue rental fee in full (50% secures your date)
• A refundable incidental security deposit
Why do you need a security deposit?
The refundable security deposit is required to ensure that the venue is returned to the owners in the same condition that it was presented and that all of the terms of the contract are adhered to. In the event of any damage to the venue or any time overage your security deposit will be deducted.

All unused security deposits will be returned to the host after the venue is returned in the condition it was given, your event does not go overtime, there is no damage to the space and venue equipment and there are no violations to the terms of the contract.
What happens if I need to cancel/reschedule?
While the retainer is non-refundable it can be moved to a newly agreed upon date.  

If you choose to cancel your event 30 days prior to your event date you will lose your retainer but all other payments will be fully refunded.  

If you choose to cancel your event less than 30 days before your event date you lose your retainer plus any installments paid. No refund will be issued. You will have the opportunity to choose an alternate date.
Do you have onsite parking?
We are located in Swansea,Ma
There is ample FREE parking for you and your guest!
What is the capacity?
Our capacity is 90. Please keep in mind this is for the front room only.

We have seen creative layouts for intimate events ranging from 30-75 guests!
Do we have heat and air conditioning?
Yes! We have units to accommodate your needs
When can I start my event setup?
The setup time begins at the start of your contracted rental time. Our day rentals usually are for 7 hours. Clients use 1-2 hours for setup leaving 4 hours for the event, and 1 hour for the complimentary cleanup time. If you request additional time, at least two hours in advance to see if it’s available for you.
Do you have tables and chairs we can use?
Indeed! We provide 60’ round tables and Clear Chiavari chairs at no extra cost to our clients.

However if clients choose not to use these chairs and tables there will be a removal fee applied.
Can we bring our own Décor? Are there rules?
Yes! You can have a blast with decorating, or you can leave the space just the way it is. Feel free ask us about our decor packages.

There are only a few rules:
-Nothing may be affixed to the walls, floors, ceiling, or other structures.  
-No rice or confetti or granular sized objects may be thrown in the building. 
-No confetti balloons, gender reveal powders, sparkles inside or in front of the building.
-No Glitter Please keep in mind that the client (or hired vendors) will be responsible for setting up, tearing down, and removing all decoration at the end of the rental period.   
Do I have to turn the music off at a certain time?
Yes. Music must be turned off at beginning of your cleanup hour.  For example if you event time is from 7pm-12am the music will need to be off from 12am-1am while cleanup is taking place.
Can our guest smoke or vape inside? Outside?
Per the city of Swansea there is no smoking or vaping anywhere on our property. Guests who want to smoke will be directed to the parking lot by their vehicle
Can I drop off items before my event? Can I pickup the next day?
As a general rule, all items must be brought in and removed during the rental window, unless you have rented the space for extra hours or days.
I am not sure which venue I want yet. Can I hold a date?
We know that is an important decision for you. You are likely trying to compare multiple dates and venues. As much as we would love for you to host your event with us we cannot  hold a date without a retainer. The only way to reserve your date is to sign the contract and pay the retainer fee.
Do you have an onsite kitchen?
We have a kitchenette that is available for our clients to use. The kitchenette does not have a stove but it does have a refrigerator to store food, cake etc. We also have two buffet stations available for our guests. Guests will need to provide sternos for the buffet stations
Do I need to schedule a tour or can I just stop by?
We have open house multiple times every week but guests are required to schedule an appointment. Please feel free to book an appointment right here on our website or give us a call to assist you.
